Before you pay a single rupee, ensure the seller provides these original documents:

1. RTC (Record of Rights, Tenancy, and Crops)

Also known as Pahani, this is the most critical document. It shows owner details, land area, type of land (Dry, Wet, Garden), and any existing loans or liabilities (Encumbrances).

2. Mutation Extract (Form 21)

This shows the history of how the land was transferred from one person to another. It's essential to verify a "Clear Chain of Title."

3. Akarband

Issued by the Survey Department, this confirms the total area of the land and the revenue fixed for it.

4. Village Map

This helps you identify the exact location of the plot and ensures there are no encroachments on public roads or "Kharab" land.

5. Nil-Encumbrance Certificate (EC)

A document from the Sub-Registrar's office showing all registered transactions on the property for the last 15-30 years.

  1. Verify the Seller's Identity: Ensure the person selling is the actual owner listed in the RTC.
  2. Check for "PTCL" Land: Land granted to SC/ST communities has specific restrictions on resale.

  4. Confirm Boundaries: Always get a physical survey done by a licensed surveyor before the final registration.
